Earn your Asset Management Specialist (AMS) certificate this spring with the Consortium for Housing and Asset Management (CHAM) and Mel King Institute this year! We are partnering to offer all three courses in the AMS series in Boston.  

The AMS is not only for asset managers, but for all professionals in the affordable housing industry looking to master the skills needed to ensure the double-bottom line of affordable housing – the financial sustainability of properties and portfolios, and the well-being of residents and their communities. 

Financial Fundamentals of Asset Management (AM291) is the concluding course for the three-part series of the Asset Management Specialist (AMS) certificate.  This course introduces crucial concepts in real estate finance essential for professional asset managers. Participants will explore analytical tools for assessing properties' financial health, determining market value, and developing multi-year financial projections. 

Through three case studies, participants will learn to apply these financial concepts to real-world scenarios: 

  • Maximizing Cash Flow: Understand above and below-the-line expenses, cash flow impacts, techniques for improving cash flow, and the asset manager's role in maximizing cash flow 
  • Managing Debt: Learn loan calculations, amortization, interest compounding, refinancing for capital, and debt calculation strategies 
  • Audit Analysis: Gain insights into interpreting audit findings and tracking debt effectively 
  • Taxation: Explore the tax benefits associated with real estate ownership 
  • Waterfall Analysis: Understand how cash flow waterfall models impact affordable and LIHTC properties 
  • Property Valuation: Examine financial elements influencing property valuation and useful formulas for valuation determination 
  • Trend Analysis: Identify key elements in financial trend analysis for informed decision-making 

 

 

The prerequisites to this course is the Nuts and Bolts of Asset Management (AM121) and  Asset Management Fundamentals (AM290). You can take AM290 in person on May 28-30, 2024 click here to register. If you have not completed these courses yet and are unable to do the one in-person, no worries. Instructor: Laurie Gould has structured nearly a billion dollars in financing to develop and preserve thousands of affordable units, as well as financing for commercial space and community facilities. She has worked with all types of financing, including Low-Income Housing, Historic and New Markets Tax Credits, bond financing, commercial and FHA-insured debt, and the full range of state and federal grant and soft loan programs.
