What are the Nuts and Bolts of Asset Management?
Are you new to the field of Asset Management or curious to be a part of it? Do you keep hearing terms like double-bottom line, life stages of property, key property performance indicators, trend projection analysis, Capital Needs Assessment? Does all the jargon related to property financial reports and property/partnership audits have you scratching your head slightly overwhelmed on what it all exactly means?
Well, you are not alone.
That’s why the Consortium for Housing and Asset Management (CHAM) has created a series of courses and certificate programs to prepare you for the exciting, challenging, and dare we say fun, world of affordable housing asset management. CHAM’s courses are not only for asset managers, but for all professionals in the affordable housing industry looking to master the skills needed to manage the information exchange between development, property management and ownership.
Nuts and Bolts of Asset Management is the first of a series of courses in CHAM’s Asset Management Specialist certificate program (AMS), designed to best equip you to handle the on-the-ground realities of being an asset management professional. And yes, it will dive into the key concepts and best practices of the industry you are curious about.
- The double bottom line concept of affordable housing ownership: the theory of steering properties toward both business and mission-based goals and outcomes.
- Key asset management functions and responsibilities through the life stages of property: planning, construction, lease up, operations and disposition – with a focus on the critical interrelationship between these stages.
- Basic number-crunching of key property performance indicators designed to increase understanding of these indicators, as well as their relationship to financial and operational health and long-term viability. This includes revenue, occupancy, expense and financial ratios as well as trend projection analysis.
- Training on the review and analysis of property financial reports and property/partnership audits as well as best practices for tracking, measuring and assessing progress toward key operational and financial performance.
Audience: This course is a great orientation to the subject and is perfect for new employees, board members, people with new asset management duties, property managers, and executives who supervise asset management.
The instructor: Jack Geary has over 35 years of asset management, property management and real estate development experience in the not-for-profit and public sectors. A former public housing resident, Geary is the retired director of operations for the Cambridge (MA) Housing Authority and is the former director of management for the San Francisco Housing Authority, director of Urban Edge Property Management (Boston), and property manager and director of senior housing at Boston Housing Authority. Since 1994, Geary has worked as a consultant and trainer for various public housing authorities and nonprofit owners of affordable housing. His educational background includes Senior Executives in State and Local Government Program at Harvard University’s Kennedy School of Government, and a MS from the University of Massachusetts, John W. McCormack Institute for Public Management.
