Earn your Asset Management Specialist (AMS) certificate this spring with the Consortium for Housing and Asset Management (CHAM) and Mel King Institute this year! We are partnering to offer all three courses in the AMS series in Boston.  

The AMS is not only for asset managers, but for all professionals in the affordable housing industry looking to master the skills needed to ensure the double-bottom line of affordable housing – the financial sustainability of properties and portfolios, and the well-being of residents and their communities. 

Asset Management Fundamentals (AM290) is the second course in the AMS series. This class will ground you in the strategies of sound asset management through case studies and interactive exercises. The class covers:  

  • Essential asset management responsibilities 
  • How to distinguish between property management and asset management, and identify where they overlap 
  • Property performance indicators 
  • Financial analysis techniques such as how to conduct reserve planning and capital needs assessments 
  • The basics of Low-Income Housing Tax Credit deals, including partnership agreements 
  • Understand resident services programs and healthy homes strategies for long-term property performance improvement 
  • Examine the triple bottom line and priorities that inform it 
  • Establish performance standards and refine financial and operational analysis skills

The instructor: Jack Geary has over 35 years of asset management, property management and real estate development experience in the not-for-profit and public sectors. A former public housing resident, Geary is the retired director of operations for the Cambridge (MA) Housing Authority and is the former director of management for the San Francisco Housing Authority, director of Urban Edge Property Management (Boston), and property manager and director of senior housing at Boston Housing Authority. Since 1994, Geary has worked as a consultant and trainer for various public housing authorities and nonprofit owners of affordable housing. His educational background includes Senior Executives in State and Local Government Program at Harvard University’s Kennedy School of Government, and a MS from the University of Massachusetts, John W. McCormack Institute for Public Management.
